July 2026 Sunshine Coast Market Update

July on the Sunshine Coast is full of movement: summer visitors, local events, active buyers, new listings, and a few seasonal contract considerations worth keeping in mind.


June Market Snapshot

June showed a Sunshine Coast market with meaningful choice and steady summer activity. Across detached and attached homes, there were 158 new listings, 57 homes sold, and 583 

active listings.

Detached homes averaged 34 days on market, while attached homes averaged a quicker 13 days on market. That difference is a good reminder that property type matters. A detached home, townhouse, condo, acreage, or waterfront property can each behave differently, even within the same broader market.

What this means: buyers have more room to compare homes, neighbourhoods, and value. Sellers still have opportunity, but pricing, presentation, photography, and clear property information are doing more of the heavy lifting.

Summer Contract Note: Force Majeure

During the summer months, it is worth talking about Force Majeure clauses. These clauses are designed to address major events outside the control of the parties in a contract.

On the Sunshine Coast, summer conditions can sometimes bring practical issues such as wildfire evacuation orders, extreme weather, ferry disruptions, road closures, or other emergency situations. These events may affect inspections, appraisals, insurance, financing, moving dates, or completion timelines.

This does not mean every contract needs the same wording, and it does not replace legal advice. But it is a smart topic to discuss before removing subjects or agreeing to firm dates, especially if timing is tight or access could become a concern.
